Terms and Conditions

• An incomplete order can be rejected and will delay order processing
• Subject to holiday and weekend closures, the Estoppel will be emailed in 3 (or 10) business days after receipt of your order OR, on the day prior to closing, whichever is furthest away
• It is your responsibility to allow enough time for your order to be processed.
• It is your responsibility to ensure a clean estoppel can be delivered.
  • A Unit Balance Statement should be ordered to check current balances.
  • The Estoppel will be issued on the date due with the balance of account due.
  • No advance indication of balance owing will be supplied.
  • Do not count on your client's auto debit clearing. A 7-day delay is likely.
  • Seller is responsible for the future portion of a Declared Special Assessments unless otherwise documented. A Special Resolutions Statement should be ordered.
• To clear arrears or the first month fees due make payment in one of the following ways:
  • By law firm cheque made out to “Condo Corporation #_______ ” that can be delivered / mailed to: #304 - 1609 14th Street SW, Calgary, AB T3C 1E4.
  • By e-Transfer. Payments are accepted from the law firm or seller. Please contact reception@karenking.ca for the specific condominium corporation email address to send to.
• If there is a balance due, a clean estoppel will be produced automatically for no additional charge within 10 days after the client's auto-debit clearing or after payment of arrears.
  • Estoppels indicating “Subject To A Payment Clearing” are not issued.
  • An Undertaking to Pay Condo fees will not be accepted.
  • Scanned cheques are not accepted as payment.
  • Undertaking to Pay from proceeds will only be accepted for large sums by prior arrangement.
• Advise your client they are responsible for closing their own auto debit. We cannot promise to do so on time.
• The Seller is responsible for chargebacks for damage to common property and the unit caused during a move. Chargebacks will be billed to the lawyer of record along with a retraction of the Estoppel. A sufficient holdback is highly recommended.
