Description:
This is to book the Owner’s Lounge for private use. Owner’s Lounge includes the playroom, video game
room, bathroom, and kitchen. At the time of the booking, the kitchen and bathroom will be unlocked for you
by a volunteer. A “Private Use” sign will be mounted. If the kitchen and/or bathroom is not unlocked, you
may email:

This email is not for any other concerns, including any
concerns beyond a locked door of the Owner’s Lounge. Upon completion of your booking, it is your
responsibility to lock the kitchen and the bathroom, as well as ensure the area is clean and tidy.
Please note that the room is not cleaned in between bookings, other than the Corporation’s regular cleaning
schedule.
If you wish to book the room for an event that is open to all residents, please book this through the
Volunteer Committee, via the Management Company.
Please note that we need, at minimum, 48 hours’ notice, otherwise we may not be able to organize your
rental in time. There is a premium rate charged if a User books with less than 48 hours’ notice.

POLICY:
The Legends of Cornerstone Condo Corporation (“Corporation”) and Karen King and Associates (“the
Management Company”) require that the Resident (“User”):
-
Adhere to the terms of this Agreement otherwise it may be cancelled or
withdrawn at any time;
-
May not assign any of the rights granted by this agreement to any other
person;
-
Be responsible for any damages incurred by using the Owner’s Lounge.
-
Exercise the greatest care in the use of the Community Room and leave the
premises clean and tidy. The Community Room must be cleaned by the end of
the booked time as per the provided 'Community Room Cleaning
Checklist' or the deposit is forfeited;
- Request booking within 48 hours of intended use;
-
Inspect the Owner’s Lounge prior to use to ensure it is safe and clean to use. Unsafe conditions to be
reported to the Corporation, via an email to the Management Company. Any issues can be reported on
the Owner’s Lounge Cleaning Checklist.

Ensure that all activities covered in this Agreement are under the immediate supervision and control of
a competent and trustworthy adult who will personally supervise the Owner’s Lounge.

Indicate any special requests or accommodations at the time of booking. This includes erecting any
structures, use of the barbeque, outdoor space, and/or use of the parking lot for a food truck. Barbeque
use also has special instructions, detailed below.

Cancel this Agreement by contacting Karen King and Associates if the
Community Room will not be used on designated dates (see cancellation
policy)

Pay whatever fees are levied according to this Agreement (a service
processing fee will apply to all bookings and will not be refunded upon
cancellation);

Inform, to the best of their ability, all users/participants during the
booking of the Terms, Regulations and Cancellation policy.
Additionally, the User is responsible for the following:

The Corporation has the right to withhold all or part of the deposit and charge extra fees for any
damage over and above that covered by the deposit.

If there are any costs over and above the normal contracted services (i.e. additional clean-up, garbage
pick-up, security and/or maintenance personnel), the User will be charged back at the conclusion of the
event.
-
Strictly observe and obey all policies, bylaws, and regulations relating to the Owner’s Lounge, the use
of Amenities on property and/or bylaws relating to the property as a whole.
-
The sale of alcoholic beverages is not permitted on premises without prior approval of the Corporation
and a license duly issued under provision of the Alberta Gaming, Liquor, and Cannabis Commission.
-
No smoking of anything is permitted in the Owner’s Lounge.
-
The Corporation is not responsible for any lost, stolen, or damaged property or injuries.
-
The Owner’s Lounge may not be altered in any way without prior written consent of the Corporation;
this includes, but is not limited to, any nails or tacks in the wall for decorating.
-
The use of glitter, confetti, and/or feathers are prohibited. If evidence of glitter, confetti, and/or feathers
are evident after a booking, the Corporation may withhold all or part of the damage deposit.

The Corporation may at any time while its premises are occupied or used by the User, enter the
premises and inspect the premises and may make or cause to be made any alterations, repairs or
additions which in its opinion it believes are necessary for the safety of persons or for use of the
premises or preservation of the premises and the Corporation shall not be liable to the User for any
damage, direct or consequential, caused by such inspection or works undertaken by the Corporation.

The User accepts and will use the Owner’s Lounge at their own risk and shall assume all risks and
hazards incidental to use of the Owner’s Lounge and agrees to release, absolve, and save harmless
and keep indemnified the Corporation, employees and representatives from and against all claims,
actions, costs, expenses and demands with respect to death, injury, loss or damage to personal
property howsoever caused, arising out of or in connection with the use of the Owner’s Lounge
notwithstanding that the same may have been contributed to, caused or occasioned by the negligence
of the Corporation, its employees or representatives.

The Corporation shall not be required to provide the Owner’s Lounge to the User in the event that the
Facilities are unavailable as a result of unforeseen malfunction, breakdown of a component of the
equipment of the Owner’s Lounge , or as a result of inclement weather or natural disaster, any of which
makes the provision of renting the Owner’s Lounge either unsafe or, in the view of the Corporation,
impractical.
Use of the BBQ and/or Outside Common Area

The BBQ may only be used after making a special request for use at the time of booking.

It is the responsibility of the User to clean the BBQ both before and after use. Failure to do so may
result in the deposit being partially or fully withheld.

The BBQ must be moved away, no less than 18” away from the siding before turning on and while
being used, as per the bylaws. Any damage to siding may result in charges to the User.
-
The User must ensure the BBQ is turned off at the natural gas connection and the cover is placed
back on, once the appliance is cooled. The cooled appliance may then be placed against the
building.

CLEANING POLICY
WELCOME to your Owner’s Lounge Rental. A few items of note:

Keep pen with clipboard.

Lights are located by the entrance from the 2000 building.
-
Be respectful and mindful of your neighbours with your noise level.
-
Take photos of any damages and email the Management Company (Karen King and Associates)
prior to the booking.
-
Cleaning supplies are located under the sink in the kitchen. Please leave Owner’s Lounge cleaning
bottles in the large general use room for general use clean ups.
-
Failure to complete the below tasks may result in a delay and/or reduction of your Damage
Deposit refund.
-
To have your damage deposit refunded, a volunteer committee member will inspect the Owner’s
Lounge and Bathroom after your booking.
Please complete and check off that your group has completed the following items prior to departing
Kitchen surfaces wiped down
Kitchen supplies must be cleaned adequately and put away
Dishes cleaned and put away
Dishwasher ran and unloaded
Oven, Microwave and Range cleaned of any spillage
Oven, Microwave, and Range exterior wiped
Entire area, including exterior (if used) checked for any garbage or refuse
Sweep and mop all floors throughout the area, including lounge area, entry hall, games room, kids’ room, kitchen and bathroom
Flip over the “Private Event” sign before leaving
Turn off all lights
Turn off BBQ (if used)
Clean bathroom
Furniture cleaned of any spills/garbage & returned to their original placement
Sinks cleaned
Dishwasher exterior wiped
Refrigerator emptied of all items and spillage cleaned
Refrigerator exterior wiped
Turn off Air Conditioning in Kitchen and Kids/Video Rooms
Entire area, including the exterior checked for any garbage or refuse
All garbage and recycling disposed of properly in the garbage shed.
Lock Kitchen and Bathroom
Cover and push BBQ back against building (if used)
PANDEMIC POLICY
The Corporation shall not be held responsible for any infection, contraction, or spread of COVID-19 or other
pandemic resulting from the use of the Owner’s Lounge.
AGREEMENT
I hereby acknowledge that I have read the Policy and I agree to abide by them and all Rules of the
Corporation in force. I agree my booking fee payment is final and non-refundable and any changes to my
booking will incur a repayment of the booking fee.
CANCELLATION POLICY
All fees must be paid at the time of booking. In the event of cancellation,
rental fees are non-refundable unless a 7 day notification is provided or the
Community Room is re-booked by another party.
The Corporation shall not be held responsible for any infection, contraction,
or spread of COVID-19 resulting from the use of the Community Room.

- Regular Booking (Over 48 Hours Notice) = $15/hour
- Regular Booking (Under 48 Hours Notice) = $22.50/hour
- Holiday Bookings (Over 48 Hours Notice) = $30/hour
- Damage Deposit = $150
The following holidays are including in our holiday rates, fees are doubled for
these dates:
- New Years Eve (December 31)
- New Years Day (January 1)
- Family Day (Alberta; third Monday in February; full weekend)

Easter (includes Good Friday and Easter Monday; full weekend; varies yearly
between March 20-April 23)
- Victoria Day (Monday before May 25; full weekend)
- Canada Day (July 1; full weekend)
- Labour Day (First Monday of Sept; full weekend)
- Thanksgiving (Second Monday in October; full weekend)
- Christmas Eve (December 24)
- Christmas Day (December 25)
- Boxing Day (December 26)
Booking requests will automatically be declined if not approved within 24 hours. Please be aware that booking requests are not monitored during weekends and are likely to be declined. To prevent automatic declines, it is advisable to request bookings on weekdays.
