Move Policy

It is the unit owner's responsibility to ensure that procedures are followed, and all applicable information is provided to the best of their ability when booking a move. Move requests from tenants will not be accepted and must be submitted by the unit owner or property management company on record via the condo management company’s resident portal.

Purpose

The aim of this policy is to reduce and control damage resulting from moves in the common area, as well as minimize disturbances and interruptions to other residents while elevators and entrances are being used.

Scheduling a Move

• All moves are scheduled on a first-come, first-served basis and will take place between 9:00 a.m. – 12:00 p.m. and 1:00 p.m. – 4:00 p.m., seven (7) days a week.
• Units cannot book multiple time slots without Board approval. If you need accommodation, please contact the condo management company.
• Moves are not permitted in stairwells without Board approval. Unauthorized stairwell use during a booked move will result in forfeiture of the damage deposit.
• All moves must be requested at least seven (7) days in advance. Additional move fees will apply to requests with less than 7 days’ notice and statutory holiday moves.

Elevator Use

• The eastern elevators of Buildings 1000 and 2000 will remain locked out for the duration of the scheduled move. Elevator moving pads will be installed prior to the move.
• Use of both elevators simultaneously is not permitted. Violations will result in forfeiture of the damage deposit, and where the move has not been scheduled or approved, the applicable move fee will be charged to the unit, along with potential sanctions. See the Move Fees section for a breakdown of fees.
• In the case of an elevator being unavailable due to unscheduled repair or lockout, the Board will permit use of the alternate elevator. This elevator cannot be locked out or propped open.
• First-floor residents requiring elevator access during a move must request it at the time of booking.

Property Rules During Moves

• Furniture and large household items are not allowed to be left in the garbage room or anywhere on the property. Dumping will incur fines and fees charged to the unit owner.
• No entry/exit door may be left open while unattended. Staging should be done in the lobby. Any unit found in violation will forfeit the full move fee.

Owners Responsible for Tenant Moves

• If a tenant moves without approval, the appropriate move fee will be charged to the unit owner. (See Move Costs for details.)
• The unit owner is responsible for all damages or bylaw infractions resulting from tenant moves.

Move Costs

• Standard move fee: $200 (includes $50 refundable damage deposit and security during move).
• Short-notice move fee (less than 7 days’ notice): $350 fee (includes $50 refundable damage deposit and security during move).
• Holiday move fee: $350 fee (includes $50 refundable damage deposit and security during move).
• All move fees are subject to additional processing charges as set by the condo management company.
• Deposits must be paid by credit card via the condo management company’s resident portal.
• The refundable damage deposit will be returned within 7 days of the move, provided no damage occurred. If damages exceed the deposit, the Board will pursue additional costs.
• Unapproved moves will be subject to non-refundable move fees of up to $350 and any additional costs for damages. Repeat offences may also result in sanctions in accordance with the Legends of Cornerstone Sanction Policy.
